Stucco and EIFS: low pressure, or you own a leak

Stucco texture and synthetic systems can be forced full of water. Organic staining is a soft wash. Cracks are not our repair.

Stucco stains green in shade the same way brick does. The chemistry for that is a controlled soft wash. The failure mode is pressure: it cuts the texture and, on barrier systems, it can drive water behind the cladding. We keep the pressure at a rinse. If a wall is already soft, bulged, or previously painted with a film that is letting go, we stop and say so.

EIFS and synthetic finishes are less forgiving than old cement stucco. If you know which one you have, tell us. If you do not, we will not guess our way into a warranty fight with your builder. A small test and a careful eye are cheaper than a dry-out.

We do not caulk, recoat, or “seal” stucco as part of washing it. Those are different trades. A clean wall makes the next decision easier. It is not the next decision.
